I rented an apartment for 7 years and in general we had a very good support, specially from Sarah Brianti. When appliance broke, they called the service. When I needed new keys, a parking space or I was looking for other bigger apartments, always got good support. Surely they are very strict sometimes and I was not always happy (e.g. watch out for cleaning rules when leaving the apartment). Another drawback was the flooded cellar, but to be honest they offered me the insurance to pay damages (at the end I didn't claim any), which is probably all they could do, as the problem with the water in the Keller is more a structural building basement issue.

WORST VERWALTER you can imagine, highly recommend NOT TO DEAL WITH THEM or to deal with them with a good legal insurance that would take off all the hurdles of dealing with them from you. I had a horrible experience and would love to share some details of how unprofessional and rude they are. I would like to also draw your attention that this is one of the most expensive Verwalters in Basel, their commissions are almost 10% if I remember correctly, what is not adequate considering the service they provide.

I was not careful enough to move in into a freshly renovated house with few floors, one apartment per floor, managed by the Hollinger Moll Immobilien. The rooftop was under reconstruction to get converted I to another flat(right above my flat). On day one my apartment was flooded from the upper floor where construction works were performed. Consequently to the flood, I had a humidity problem with mold appearing in the flat, this fungus killed half of my house plants, of course Holinger Moll didn't care... As well as they didn't care to communicate that the construction works at the floor above my flat would be extended for months with the noise, dirt, issues a, constantly open entry doors and just zero communication from Hollinger Moll even when I called them. My head was going round from all the issues I had with the flat and communication with the Hollinger Moll.
The construction works were starting at 7 am and at 6.30 I would wake up from the noise when the workers going up the stairs, same on Saturdays. Had to complain, but they didn't do anything.
I had to numerous times consult with the Mietverband to address the issues and ask for compensation.
At one point the Hollinger Moll employees told me on the phone, word in word: "we are laughing at you and your problems" and wrote me "we are tired of dealing with you" (written by a team leader in the company) when I was asking for rent reduction and various refunds because it was just impossible to live in that flat, there was always million problems and one of the biggest were the Hollinger Moll people, their style of work and communication.
I lived at the property managed by Hollinger moll for less than a year, I had to leave as it was unbearable, they provided horrible service and I was getting tired of working with the Mietverband to settle. I never received any recalculation of Nebenkosten for that time, already a year passed. BTW, when I moved out, they offered me an appointment to handover the flat at 8 in the morning on the last day, I told shortly and clear Yes. On the day no one from the company showed up for the appointment, when I called them they told that I wasn't clear enough for them to understand that I accepted their appointment. So I had to take a taxi, go to their office and give them the keys myself. And after that they charged me 1000 chf for SOME KIND OF issues in the kitchen, that were not communicated, as I was so sick and tired from Holinger Moll, I just pushed it down on the legal insurance to deal. I Ost a lot of money, time and efforts dealing with the company.

My review is just a tiny drop in the ocean of problems that I faced while dealing with Hollinger Moll Immobilien. I hope it would be helpful for others.

Not transparent and trustable. Used cheap floors and then will charge you for the whole floor where you have no chance because its so poor quality that even if you take lots of care it will get scratched and holes, and they win ALL back charging you lots of money.

In a nutshell:

I’d say you’ll have a 50/50 chance of having a good experience with this agency. I conclude by being happy to stay with another one. Small signs tell a lot, esp. about letting agents in CH, who will really start to bother you once you try to move out.

Full story - I try to avoid negative feedback. Hence, let me start with the positives:

The flat we visited was in a nicer street of Basel with an oldish, nice building front. Staff was friendly on the day of the viewing. Hard to say from seeing just one of their flats but they may have nicer places in general. That (having nice places which are in demand) may explain why things started to drift as we were deciding whether to rent the flat. For its 44m2 in Basel, the flat was pricey. As they also had flats on higher floors in the same building, we asked to move up, for which they charged an extra 20 CHF per month per floor. No elevator in the building. When I decided to take the place and re-confirmed my interest via email, which is how we communicated before, the agent called the number I provided on my registration form initially. Probably as a test or so whether my info is accurate. Fair enough. As I am staying in different places (countries), he didn’t reach me in this way and didn’t email me either afterwards. Not having heard from them, I decided to call before everyone is out for the weekend (it’s 4pm on a Friday as I did so). Once thing to note, you typically have to pay ~150 CHF to agencies in Basel if you wind up not signing a contract with an agency once they issued you a complete contract and you expressed your interest in writing before. In fairness, this one does not charge you for not signing, so that’s a perk. Nonetheless, you need agencies to be fast if you have more than one flat you may want to rent and the other agency does charge you. Not reaching my 2 primary contacts, I talked to another of their letting agents, who told me that the 2 are out. On my asking, she let me know that they’re showing the flats to other people and that I should call back on Monday. That’s too late I said and asked whether I could reach them via mobile phones. She said that they don’t give out mobile numbers of their agents. Let’s put aside the “What are mobiles good for then?” and I asked whether she could call and ask them to call me back instead. She refused - Call back on Monday. So I ended up writing my 2 primary contacts another email saying that I really need their feedback. I got a rude email back, saying that they’ll rent it out to someone else and that it’s obviously obvious that you don’t give out mobiles. Best thing is that I was also suggested to wait one more hour for a reply next time. They must have been planning to write me Friday night after not having done so before (ofc not). I happily wrote a not-so-friendly mail back and we parted ways.

Holinger Moll Immobilien AG
Empfehle ich seit 8Jahren meinen Freunden & Bekannschaften (wenn sie dringend eine wohnung brauchen aus verschiedensten gründen aus jeder schicht, vorallem für Rentner oder IV bezüger). Sehr zuvorkommend, Freundlich, Hilfsbereit bei allen anliegen, als Mieterin seit 8 Jahren und als meine 1te eigene Wohnung bin ich sehr zufrieden.
Reperaturen werden sofort umgesetzt, egal bei was.
Zukünftig weiss ich das ich weiterhin bei dieser Liegenschaft bleiben werde & möchte.

Stand 21.04.2023:
Ich bewohnte ein Einfamilienhaus verwaltet durch Hollinger Moll Immobilien. Bei Auszug wurde es dann aber doch etwas ungemütlich:
- Schlussabrechnung nach drängen erst möglich nach etwa einem halben Jahr nach Auszug - 11000 Fr. Kaution so lange blockiert für eine 300 Fr. Rechnung vom Schlüsseldienst... - verschulden gemäss Hollinger Moll durch externe Personen welche nicht in deren Einflussbereich sind. Ob dort falsche Partner, einfach billige Partner, der Eigentümer blockiert oder zeitlich für Hollinger Moll dies einfach keine Rolle spielt bleibt für mich offen.
- nachdem nachgefragt wurde wann denn die Reinigungspauschale von ca. 1000 Fr. erstattet wird (da professionell extern gereinigt wurde) hiess es, diese wird einbehalten, da dies nicht vorgesehen ist diese zu erstatten. Es wird also bisher sich daran bereichert. Ob dieses Geld an den Vermieter, die Verwaltung oder den individuellen Bewirtschafter geht ist für mich als Mieter im Moment noch nicht schlüssig.
- Die Rückgabe der Immobilie selber ging sehr einfach und komplikationslos. Ich war nicht einmal anwesend, erhielt eine Nachricht was noch an Kleinigkeiten nachgereinigt werden solle und sie kamen erneut um dies zu prüfen. Dies gefällt mir und zeigt von Flexibilität.
- Nachrichten von mir an Fr. Grunder werden immer sehr speditiv beantwortet, unabhängig jetzt ob der Inhalt plausibel ist.

Stand 2020: Sehr gute individuelle Betreuung, unkompliziert und wirklich persönlich. Danke an Fr. Grunder und Ihr starkes Team für die immer schnellen Aktionen und Reaktionen :)
